Victim of Mortgage Fraud & Bad Tenants · New Jersey

Frame 7 (1)

I was a victim of Mortgage Fraud. I purchased a house for over 400k that was never worth anywhere close to that amount. I was referred to The Wessex Group by my friend who they had also helped. I wanted to sell my home and The Wessex Group got it done. They kept me in the loop. They always responded to calls, and they exceeded my expectations. I had bad tenants and they handled the eviction process on all of them. They really made a bad situation more tolerable and were very professional. They put my mind at ease the entire time. I appreciate what they did for me.

Bad Tenants Trashed My Home & Never Paid Rent · New Jersey

Frame 8 (1)

A.J. Willis from The Wessex Group is awesome. I was introduced to them from my contractor. I purchased a multi-family home and it was a disaster. The tenants were a problem from day one. They would not pay, they would damage the house, and I was always going back and forth to court. Finally, I ended up in foreclosure. Being a police officer, specifically a detective I didn’t have the time to be in court all day and couldn’t risk being seen in court. Wessex did a great job. They got the property sold for me and dealt with the tenants. It was seamless. I have referred other people to them with the same results.

Overextended Loan Landed Me in Foreclosure · New Jersey

Frame 9 (1)

What The Wessex Group did for me was a godsend. I purchased my home for over 500k back in 2007 and I was overextended. I was in foreclosure and there was nothing I could do about it. I received a knock on my door from a Wessex representative who told me they could assist. I gave them permission to speak to my lender and The Wessex Group was able to get my lender to sell my mortgage. Then they were able to have one of their private lenders purchase the mortgage. I was able to start making payments again, and they canceled my foreclosure. I purchased my home for over 500k in 2007. In March of 2008, I was forgiven of over 260k and I now own my home for 240k. Working with Essex saved my life. I went from almost losing my home to owning my home and I even have equity.

Abandoned My Home After Housing Market Plunged · New Jersey

Frame 10 (1)

Years ago I had purchased a home and due to divorce and the housing market taking a plunge I knew the house was worth more than I purchased it for. I did not try to sell. I just abandoned it. In the spring of 2018, I got a call from A.J. Willis. I admit I was caught off guard at first but he talked to me and advised me not to just walk away but to sell the home. He advised me that my credit won’t start repairing itself until the house is sold and that it was better to sell it now than to wait for the bank to take it. My lender was still a long way off from foreclosing and my credit would continue to suffer until the situation was rectified. He was able to have the lender put in writing that they would not pursue a deficiency judgment nor would they file any tax claims after accepting the short sale. The Wessex Group handled the closing from beginning to end. They were extremely patient with me, my schedule, and the bank throughout the entire process and delivered exactly what they said they would, RESULTS! Rather than wait for the bank to take my home I sold it and now I am watching my credit score rise again. I am still truly thankful and could not have imagined trusting anyone else through this process.

Settling an Estate After Death of a Family Member · New Jersey

I went to a law firm to discuss possibly filing for bankruptcy protection and to settle my mother’s estate. After that meeting I was introduced to Angela M. Thomas, a paralegal with extensive experience assisting homeowners fighting foreclosure. Angela reviewed my finances and my circumstances; and she suggested that I consider requesting a Deed in Lieu and not file for bankruptcy. She explained to me that since my only debt was my student loan and the condo was in my mother’s name and my mom had just passed away, and that I was not legally responsible for my mother’s mortgage. I wanted to move out of my mom’s condo, but I believed because my mom willed the condo to me that I was now responsible for the mortgage and unfortunately my mom owed more than the place was currently worth. I had never heard of a Deed in Lieu and Angela was so very patient with me. She explained the different options to me, and she convinced me that Bankruptcy was not the right option for me given my circumstances.

I’m a Self Employed Business Owner Facing Foreclosure · New Jersey

My husband is a self-employed general construction company owner and general contractor. Unfortunately, during 2017 the business hit some rough patches and our income was greatly reduced. After draining our savings accounts, praying that the business would pick up, we literally ran out of money. We fell behind on several bills including our mortgage. We invested a lot of money upgrading our home and now we were facing foreclosure and had no idea how to save our home and or prevent this foreclosure. We considered bankruptcy and we tried to work with Citi Bank ourselves and all we accomplished was getting aggravated. Citi Bank was very difficult to deal with and although their agents seemed to be polite claiming to offer assistance, while they lost our papers and requested the same information multiple times. They never really helped us at all. I was spending a fortune using federal express delivery service so I could have a signature of the person receiving my documents. After almost an entire year of trying to work with Citi Bank and making little progress, we decided it was time to hire an attorney.

Through the years we have had our share of ups and downs dealing with tenants. My husband handled all the finances and tenant issues. In 2015, my husband suddenly passed away. I suddenly found myself ill-equipped to handle my finances and these tenant issues. We had a severe storm and a large limb of a tree damaged the roof of my building and I was suddenly dealing with my insurance company and angry tenants. With the additional loss of my husband’s income plus two tenants who were not paying their rent, I found myself falling behind on my mortgage payments. I was served with a foreclosure notice, so I decided to hire an attorney to help me save my home.

I came to the USA from Africa as a married man with one son. I purchased a very large home in East Orange and in 2008 I applied to the Hardest Hit Fund for money to repair my home, which had been severely damaged in a terrible storm. Unfortunately, this fund ran out of money before my claim was processed. My wife and I tried to pay for the repairs, but progress was very slow. This was very stressful on us and the stress eventually ended our marriage
